Century-old borough houses, newer township yards
The borough is old housing. Almost half its homes (48.8%) went up before 1940, nearly two-thirds before 1960, and the median build year is 1941. Only about 30% are single-family detached houses, roughly 1 in 5 homes is in a building with five or more units, and more than a third of households rent. Expect narrow stairways, tight landings and basements that have been filling up for generations.[4]
Windsor Township is the opposite picture. Its median home was built in 1991, about 78% are single-family detached, and only about 13% of households rent. Almost 1 in 5 residents is 65 or older. More detached houses means more garages, sheds and yards to clear, and an older population means more downsizing moves.[3]
What Red Lion and Windsor haul at the curb, and what they don’t
Red Lion Borough switched to a new contracted hauler on January 1, 2026. One large item per week can go out with the trash, but under the new contract you have to contact the hauler before you set it out. The borough’s disposal guide adds that a large item must be liftable into the truck by two people, and loose piles are refused.[5][6][7][8]
Nothing, bag or large item, may go out more than 12 hours before collection, which is Wednesday or Thursday depending on your zone.[9][5]
Windsor Township gives residents trash and recycling at no charge, paid from a host benefit fee the township receives. One large item a week can go out by 6 a.m. on trash day, as long as you call the Township Office before 1 p.m. the business day before so the hauler gets word.[10]
Fine for a recliner. For a basement, a shed or a house that has to be empty by closing, one item a week stretches into a year.
- Borough large items that qualify: appliances, furniture, mattresses and box springs, carpet up to 48 inches rolled and tied, scrap metal up to 48 inches, and car tires off the rim.[8]
- Borough curbside won’t take paint, stains, chemicals, batteries, auto parts, tires on rims, or construction debris such as drywall, brick, block, treated lumber, roofing shingles, ceiling tiles and concrete.[8]
- Borough branch pickup runs once in spring and once in fall: limbs up to 6 inches across and 4 to 6 feet long, not bundled. Leaves, weeds and garden residue aren’t included, and the borough has no yard waste site of its own.[11][9]
- Windsor’s weekly large-item program excludes electronics, drywall, tile, shingles, bricks, treated lumber, batteries, auto parts, hazardous materials, and stumps or other woody waste. It doesn’t apply at the Windsor Commons Apartments townhouses or Lion’s Gate.[10]

Settle the permit question before the shed comes down. Red Lion’s Spring 2026 newsletter lists demolition and sheds among the projects that need a permit and tells residents to contact the Borough Office before starting. Permits there are filed through the Borough Office, with plan review and inspections handled by an authorized third-party agency.[9][12]
Out in Windsor Township, the zoning office says most projects need a permit and asks you to call and find out. Its accessory structure guide covers sheds and garages, with the UCC applying to anything 1,000 square feet or larger.[13][14]
Once you’re cleared, we take the whole thing: roof, siding, framing and whatever’s still stored inside. Don’t count on the curb for the pieces. Both the borough and Windsor turn away treated lumber and shingles.[8][10]

With nearly half the borough’s homes built before 1940, a full cleanout can mean generations of belongings layered through the attic, the bedrooms and the basement. Between the one-large-item weekly limit and the 12-hour set-out rule, clearing a house like that from the curb would take most of a year.[4][5][9]
We start with a room-by-room walkthrough, and anything you flag stays. Usable furniture and household goods go to donation drop-offs, the rest goes to licensed transfer stations, and we run as many truck loads as the house needs. Most full houses take one full day; large estates or heavy hoarding can run two. We leave it broom-clean, and we’ll coordinate with your realtor, estate attorney, property manager or family.
Couches, mattresses and bedroom sets
The borough’s large-item rule is built around one couch: two people must be able to lift it, the hauler wants a call first, and it can’t sit out more than 12 hours. A sectional, two mattress sets and a dining room hutch add up to a month of trash days.[6][7][8][9]
Apartment renters at Windsor Commons and Lion’s Gate can’t use Windsor’s large-item pickup at all, which leaves a move-out with nowhere to put the old futon.[10]
