Most of the shed removal we do in Manchester, PA starts with the stuff inside, not the walls. A stack of clay pots, a push mower that hasn’t turned over in years, a rusted grill, kids’ bikes. Then the building itself comes down, piece by piece, and goes on the truck.

Before it does, it’s worth knowing which of the three Manchesters you live in, because each one handles sheds through its own permit office.[1][2][3]

Shed permits: borough, East Manchester, or Manchester Township

Every one of the three asks for paperwork when a shed goes up, and two of them spell out demolition too. Call the office that matches your address before the old one comes down; it’s a short call, and it’s easier than sorting it out afterward. We don’t file these for you.

  • Manchester Borough: the Summer 2026 newsletter says a zoning permit is needed to put up any man-made item, sheds included. Routine maintenance needs no permit, but the borough asks you to let the office know before starting.[1]
  • Manchester Township: replacing or adding a shed requires a permit, and no work may begin until it’s granted. The township’s building and zoning application lists demolition as its own project type and asks for a site plan showing setbacks.[2][4]
  • East Manchester Township: sheds fall under the Accessory Structure Permit. Tearing a structure down has its own Demolition Application, with a plot plan that shows all impervious surfaces and labels the building coming down.[3]

Why an old shed can’t go out on trash day

Neither the borough nor Manchester Township collects construction debris at the curb, and a shed is nothing but construction debris once it’s on the ground. East Manchester is even more specific: building materials and outside structures, including fencing, gazebos and swing sets, aren’t accepted as bulk, and nothing over 4 feet long or 75 pounds goes without the hauler’s approval.[5][6][7]

Hauling it yourself has limits too. The county’s Small Load Drop-Off takes lumber only in pieces 6 feet or shorter and won’t accept metal siding, which is most of a kit shed.[8]

Clearing out the garage and shed first

Riding mowers are on East Manchester’s not-accepted bulk list, and the borough says pressurized tanks never belong in curbside trash or recycling. We haul the mower. The gas can and the quart of oil beside it stay behind, and so does the propane tank, because we don’t take liquids or hazardous waste. For the chemicals, York County runs two household hazardous waste collection days a year, spring and fall, with registration required.[7][9][10]

Shelving, tools, lawn furniture, bikes and boxes all go on the truck. Anything still useful heads to a donation drop-off.

Detached houses, backyard sheds

About 84 percent of East Manchester’s homes are single-family detached, and so are about three-quarters in Manchester Township, where the typical house dates to about 1993. If the shed went up with the house, it has been taking weather for three decades. Those are the ones with soft floors and a roof held on by moss.[11][12]
