Whole-House Cleanouts in Manchester, PA
Estate, downsizing or a rental turnover: we empty the house in one push instead of one couch a week.
A house cleanout in Manchester, PA usually lands on someone with a deadline: a settlement date, a lease ending, a sibling flying back home on Sunday. The curb works on a much slower clock than that.
Here is how the local trash rules line up against a full house, and where we come in.

One bulk item a week, two people to lift it
The borough and Manchester Township each allow one large item a week. It has to be light enough for two people to lift, and anything with freon, like a chest freezer or a dehumidifier, needs a separate call to the hauler. In Manchester Township, everything that isn’t the weekly bulk item has to fit inside the township cart.[1][2][3]
Count what’s in a three-bedroom house: beds, box springs, dressers, a sofa, recliners, a dining set, the basement freezer. At one a week, that’s most of a season of bulk days, and the piano in the front room still isn’t solved.
East Manchester’s list of things bulk pickup won’t take
East Manchester households book their bulk item with the hauler by Monday of pickup week. The township’s 2026-27 mailer then rules out a long list of things that turn up in almost every cleanout:[4]
- Pianos and organs[4]
- Electronics of any kind[4]
- Riding mowers, boats, vehicles and vehicle parts[4]
- Bags of trash and yard waste[4]
- Building and flooring materials, such as garage doors, hot tubs and PVC pipe[4]
- Outside structures like fencing, gazebos and swing sets[4]
- Anything over 4 feet long or 75 pounds without the hauler’s approval[4]
The TVs, computers and freezers
Old televisions and computers can’t legally go in Pennsylvania household trash. The borough and Manchester Township both direct residents to the York County Solid Waste Authority, which recycles electronics for county residents at no charge. Refrigerators, freezers and dehumidifiers dropped at the county’s Small Load Drop-Off have the freon removed before they’re recycled.[5][6][7][2][8][9]
Who calls us from Manchester, and how the day goes
About 1 in 5 Manchester Township residents is 65 or older, and in the borough about 4 in 10 households rent. So the calls split two ways: adult children settling a parent’s house, and landlords turning over a unit between tenants.[10][11]
Either way, it starts with a room-by-room walkthrough so you can flag what stays. Then usable items go to donation drop-offs, the rest leaves in as many truckloads as it takes, and you get a broom-clean house, usually in one day.
Doing it yourself in East Manchester
Some families would rather sort at their own pace and fill our 14-yard dump trailer over a few days. In East Manchester, ask the township first: it requires a Dumpster/Storage Container/Job Trailer Permit with a plot plan showing where the container sits, and nothing goes on a public road without the Zoning Officer’s okay.[12]
