Commercial Junk Removal for Landlords, Realtors & Property Managers

The tenant left. The closing is Friday. The back room is full. One call, one price, one crew.

Owner-operated. William is personally on every job from start to finish.

When you manage property, junk is a scheduling problem. A tenant moves out and leaves a sofa, a broken crib and forty bags of who-knows-what. A listing goes live next week and the garage is still packed. A store closes and the stockroom is wall-to-wall shelving. Our commercial junk removal is built for the people who deal with that: landlords, property managers, realtors and small retail owners. You get one contact, William, who answers the phone, gives the price and shows up with the crew. No call center, no runaround.

How the job goes

  1. Step 1
    Send the photos

Text photos of each room or area to (717) 654-6138. You don't need to be on site to get a price.

  2. Step 2
    Confirm price and access

William gives you the number up front. We sort out lockbox codes, gate access or who's meeting us there.

  3. Step 3
    Walkthrough

On full cleanouts we walk the space room by room first. Anything you flag stays.

  4. Step 4
    Clear it out

We load everything else, make donation drop-offs for reusable items and leave the space broom-clean.

For landlords and property managers

Turnover time is lost rent. When a unit comes back full of stuff, you need it empty so the painters and cleaners can get in. Send photos the day you walk the unit and we'll get you a price you can plan around.

Most full houses take us one full day. Heavy hoarder situations or very large properties can run two.

For realtors getting a house ready to list

A buyer can't picture their furniture in a room stacked with somebody else's. We clear out what the sellers aren't taking, whether that's a whole estate or just the basement and garage, and we work with the family or the estate attorney on what stays. Usable pieces go to donation drop-offs instead of the transfer station.

For retail and small business spaces

Shelving, fixtures, display cases and a back room full of broken stuff all come out the same way: we carry it, load it and haul it.

One thing to know: Pennsylvania's Covered Device Recycling Act bars computers, monitors and TVs from regular trash. Businesses with fewer than 50 employees can use the state's collection sites, while larger businesses have to make their own recycling arrangements.[1][2]

Bagged trash, cardboard and broken fixtures can all ride in the same load, so you don't need to sort anything before we get there.

What to send us for a fast quote

The more we can see, the tighter the price. Send a wide photo of each room or area, plus close-ups of anything big or heavy, like an appliance, a safe or a wall of shelving. Mention stairs, a long walk from the parking lot, or a tenant still living in part of the building.

Tell us anything that has to stay, like fixtures that convey with a sale or appliances that belong to the unit. Flagged items stay put.
